Denver Rental License

 I work for my customers, not the City & County of Denver - my role is to help you meet the new rental license requirements without any unnecessary headache or cost.


If you didn't timely apply for a license, the only immediate penalty is the city charging a small penalty ($50 or less), although it's expected in the near future they will issue larger penalties (the major fines only occur if you don't respond to an initial notice to comply and get a license).  You technically aren't allowed to rent property in Denver now without this license, and you give tenants a possible legal basis for breaking the lease by not having one in place, so let me help you get it taken care of!


I can also also complete the online license application in its entirety for a $40 charge using my own Denver ePermit account.

Fire and Safety Equipment

Each bedroom, as well as hallways accessing bedrooms, requires a smoke detector (which must have lithium batteries).  There also must be at least one smoke detector on each level (including basements or crawlspaces with mechanical equipment).  Each unit also requires a CO detector (even if in a sprinkled building and not required by fire code) and a fire extinguisher (or one within 75-feet of front door in a condo building).


I purchase these items in bulk, and can provide (and install) any necessary lithium battery smoke detectors ($19 installed), lithium battery carbon monoxide detectors ($17 installed), compliant fire extinguishers ($27), or combo lithium battery CO/smoke detectors ($26 installed); I can also replace smoke detector batteries with lithium batteries ($7 per 9V / $6 per 2 AA) and missing or damaged outlet covers ($2).

Questions on Certain Basement Unit Requirements

If you have questions on any specific area of concern, including the requirements for firewalls on certain basement furnace rooms, please give me a call and I can explain the exceptions.

Detached Units on Same or Contiguous Parcels

If a property owner has detached units on the same parcel, OR detached units on contiguous parcels under common ownership, only one multi-unit license is needed.  For example, if the same person or entity owns adjoining parcels which each have a freestanding duplex on them, only one license (and inspection) is required - and if multiple units are located in detached buildings on the same legal parcel, only one license (and inspection) is required.

The standard fee for an inspection and the report is usually $115 - $135 depending on the area of town, size and age of the property .  I can offer discounts for multiple properties (if inspections are done together), or multiple units in the same building (you or your fellow owners doing inspections on the same visit) - contact me and let me know the details!
