I work for my customers, not the City & County of Denver - my role is to help you meet the new rental license requirements without unnecessary headache or cost.
I have the required Denver certifications to perform these inspections (Certified Professional Inspector with the International Association of Certified Home Inspectors, and licensed Residential Combination Inspector / B-5 with the International Code Council).
I can also also complete the online license application in its entirety for a $45 charge using my own Denver ePermit account.
PAYMENT ACCEPTED: I accept payment at time of services (unless post-job billing is agreed to) via Check, Zelle, Venmo, Cash-App or Cash; for cards I must add a 2% fee for swiped payments or 2.75% fee for non-swiped payments (the card fees charged to me are 2.75% and 3.5% respectively).
Each bedroom, as well as hallways accessing bedrooms, requires a smoke detector (which must have lithium batteries). There also must be at least one smoke detector on each level (including basements or crawlspaces with mechanical equipment). Each unit also requires a CO detector (even if in a sprinkled building and not required by fire code) and a fire extinguisher (or one within 75-feet of front door in a condo building).
I purchase these items in bulk, and can provide (and install without drilling (double sided adhesive magnets)) any necessary lithium battery smoke detectors ($20), lithium battery CO detectors ($19), lithium battery combo CO/smoke detectors ($28), or compliant fire extinguishers ($29); I can also replace smoke detector batteries with lithium batteries ($7.50 per 9V / $6.50 per 2 AA) and missing or damaged outlet covers ($2).

If a property owner has detached units on the same parcel, OR detached units on contiguous parcels under common ownership, only one multi-unit license is needed. For example, if the same person or entity owns adjoining parcels which each have a freestanding duplex on them, only one license (and inspection) is required - and if multiple units are located in detached buildings on the same legal parcel, only one license (and inspection) is required.
The standard fee for an inspection and the report is usually $115 - $140 depending on the area of town, size and age of the property . I can offer discounts for multiple properties (if inspections are done together), or multiple units in the same building (you or your fellow owners doing inspections on the same visit) - contact me and let me know the details!
